Twice a year, a garage door needs twenty minutes: lubricate the moving steel, snug the hardware, test balance and safety reversal, and inspect the wear parts, and doors near salt water need the routine more, not less.

Garage-door-specific lithium or silicone spray goes on: spring coils (a light pass along the length), roller bearings (not nylon tires), hinge pivots, end bearing plates and the opener rail per its manual. Penetrating fluids like WD-40 Classic displace water and strip grease; used as a lubricant they leave steel dry in weeks. Skip lubricating the track rails themselves; grease in the track collects grit and derails rollers. Wipe track clean and dry instead.
Vibration loosens everything: track bracket lags, hinge screws, opener rail hangers, drum set screws (look, do not wrench, on anything under spring tension). Then the two tests that matter. Balance: with the opener released, lift the door halfway and let go; staying put means healthy springs, drifting down means the springs are tired and the opener has been compensating on borrowed time. Safety: lay a board flat where the door lands; the door must reverse on touch, and the photo eyes must reverse it from a blocked beam before touch.
Hampton Roads doors within a mile of salt water live a harder life. Twice a year becomes three or four times for lubrication, exterior hinge and bottom-bracket hardware gets a fresh-water rinse when you wash the car, and any orange bloom on spring coils is your early-warning system: corrosion pits are where springs crack. Galvanized cables and coated springs, fitted at normal replacement time, quietly end most of these problems; the salt-air specifics get their own guide.
