Garage doors seal on four lines, bottom astragal, two vertical side seals and a top seal, and the bottom rubber does most of the work, dies first, and slides out of a track for replacement once you know its channel profile.

Bottom rubber hardens, flattens and cracks; the tell is daylight at the corners of a closed door, leaves migrating in, and water lines after sideways rain. Side seal failure shows as whistling wind and wet jambs. If the gap under the door is wedge-shaped, wide one end, the floor has settled rather than the seal failed, and a taller bulb or a floor-mounted threshold closes what a standard seal cannot.
Flip up the bottom edge of the door: a metal or plastic retainer holds the rubber by its edges. Two T-shaped ends sliding in twin channels is the common T-end astragal; single round bead, older bead channel; screwed-on flat strip, the vintage style worth upgrading to a channel retainer. Measure door width plus a few inches and note the channel type; the rubber itself is inexpensive. Old rubber slides out with persuasion and silicone spray, new rubber slides in wet with soapy water and shrinks a touch over the first weeks, so cut long.
Vinyl side-and-top seal kits nail to the jambs with a flexible flap kissing the door face; they finish the weather envelope and are the difference between a garage that breathes dust and one that stays clean. For garages that take standing water, tide streets in Norfolk and Hampton know who they are, a rubber threshold glued to the slab under the closed door adds a dam the door itself cannot provide. Seal work rides along cheaply with any service visit; it is a classic add-on to a maintenance call.
